Two Saturdays in October will tell you almost everything about how Dunwoody is growing right now, and they are eight days and about three miles apart.
The first is October 3, a brand new event called Explorefest at the Williamsburg Shopping Center on Jett Ferry Road. The second is October 10, the closing show of the city's Groovin' on the Green concert series at Brook Run Park. Ask ten Dunwoody residents which one they already had on their calendar before this month, and the honest answer for most people is Brook Run. Jett Ferry Road is a stretch of the city that a lot of longtime residents drive past on the way to somewhere else. That is exactly the problem Explorefest was built to fix, and the reason it exists says something true about where this fall's actual investment is landing, and where it isn't.
If you have paid any attention to Dunwoody's restaurant scene over the summer, you have heard about the Village, High Street, and Twelve24. That is not an accident of coverage. It is where the money is going.
In Dunwoody Village, restaurateur David Abes has spent the year reinvesting in his own footprint. Steak & Grace, a steakhouse on Dunwoody Village Parkway, closed after less than a year in business, and Abes bought the space to open {S}table, a Southern comfort food concept, in April 2026. A few doors down, his barbecue restaurant Morty's added a dedicated performance space and started a regular Atlanta Dueling Pianos residency in March, turning what used to be a straightforward meal into something closer to a weekend anchor.
High Street and Twelve24 tell a different story. These are out-of-state brands making their first move into Georgia. Varuni Napoli, the Neapolitan pizza concept that opened its first Atlanta location in Midtown thirteen years ago, opened a new location on High Street in early August. At Twelve24, Adega Gaucha, an Orlando-founded Brazilian steakhouse with locations in Kissimmee and Deerfield Beach, is preparing its first restaurant outside Florida, a 250-plus seat space with tableside churrasco service. The company's own August press release lists a December 2026 opening. Earlier reporting from the brand had pointed to January 2027 instead. Neither the company nor local coverage has fully reconciled the gap, which is worth knowing if you are the kind of person who plans a special dinner around a grand opening date rather than waiting for the sign to actually go up.
Retail is following the same pattern a couple of miles north. The Shops at Dunwoody on Chamblee Dunwoody Road welcomed a new Beyond Juicery + Eatery location on August 29, complete with a grand opening giveaway and a limited fall menu featuring a cinnamon roll smoothie. It is the fourth Georgia location for a brand that has been steadily expanding across metro Atlanta, following a recent opening in Brookhaven.
Here is the pattern across all three corridors: a local restaurateur reinvesting in a neighborhood he already calls home, and outside brands treating Dunwoody as a market worth testing for the first time. Both are real. Neither one is happening on Jett Ferry Road.
| Location | What's new | Timing |
|---|---|---|
| Dunwoody Village | {S}table (replacing Steak & Grace) | Opened April 2026 |
| Dunwoody Village | Morty's Smokehouse Stage, Atlanta Dueling Pianos | Started March 6, 2026 |
| High Street | Varuni Napoli | Opened early August 2026 |
| Twelve24 | Adega Gaucha Brazilian Steakhouse | December 2026 per the brand's own August announcement, though an earlier report cited January 2027 |
| Shops at Dunwoody | Beyond Juicery + Eatery | Grand opening August 29, 2026 |
Create Dunwoody, the city's arts and culture nonprofit, is running Explorefest for the first time this year. It takes place Saturday, October 3, from 10 a.m. to 2 p.m. at the Williamsburg Shopping Center, and the organization describes it plainly on its own event page as a way to invite residents and visitors to discover the businesses, music, and community spirit of East Dunwoody.
The format is designed around the exact problem it is trying to solve. Visitors get a passport sheet and collect stamps from participating Williamsburg businesses to earn a prize, and a golf cart shuttles people around the center so a stretch of strip mall parking lot does not feel like a barrier to entry. There is also a Battle of the Bands, an open mic showcase, and no admission charge. It is a small, deliberately local event, not a regional festival, and that is the point. Most of what has opened in Dunwoody this year is concentrated in two or three corridors people already visit out of habit. Explorefest is a nudge toward the side of the city that doesn't get that same attention.
Part of what makes Explorefest interesting is that it isn't inventing a reason to visit East Dunwoody. The reason already exists. E. 48th Street Market, a specialty foods and catering shop, has operated inside the Williamsburg center for years and carries a strong local following for platters built around tailgating and office gatherings. The same shopping center is also home to Asian Cafe, Heavenly Foot Massage, and Dunwoody Animal Medical Center, a working mix of restaurant, wellness, and everyday service businesses that most of the city's newer openings simply are not trying to replicate.
None of that is flashy. There is no out-of-state brand making a first entry into Georgia at Williamsburg, no chef opening a fourth location after a hot streak in Midtown. What's there is a shopping center that has quietly served its immediate neighborhood for years without much reason to draw anyone from outside it. Explorefest is Create Dunwoody betting that giving people an actual reason, in the form of a passport sheet and a golf cart ride, is enough to change that.
It is worth noting that not every piece of Dunwoody's fall calendar is chasing the same three corridors. Create Dunwoody also runs an ongoing cultural heritage series that includes a Latino Hispanic Heritage Month celebration this September at Ashford Lane, part of a rotation that also touches AAPI Month and other cultural observances throughout the year. That programming lives on the Village side of the city, which means the geography split isn't perfectly clean. What Explorefest adds is the first attempt this year to run that same kind of community-building event on the other side of Dunwoody entirely.
Which brings the calendar back to those two October Saturdays. Groovin' on the Green, Dunwoody's free summer concert series at the Brook Run Park amphitheater, runs on second Saturdays from June through October, skipping July, with every show starting at 6 p.m. That puts the season's final concert on October 10, exactly one week after Explorefest.
For a resident who has lived here long enough to treat Brook Run as the default fall outing, that back-to-back scheduling is a small but real test. One Saturday is the familiar anchor, free admission, a lawn chair, and a cover band closing out the season the way it always has. The other is new, untested, and asking you to spend a Saturday morning somewhere you might not have been in years, or ever. Neither Saturday is more legitimate than the other. But only one of them is trying to change your sense of where in Dunwoody you actually go.
That is really what this fall's calendar adds up to. The Village, High Street, and Twelve24 openings are worth knowing about, and the dates are worth double checking before you plan around them, especially with Adega Gaucha's timeline still unsettled. But the more interesting fact this October is that the side of the city getting the least attention is the one that finally has an event built specifically to earn some.
If Dunwoody's shifting map has you thinking about your own address, whether it is time to see what your home is worth in this market or you are weighing a move into one of these corridors yourself, Julia & Associates knows this city block by block and is glad to talk through what any of it means for you.
